Don't know if any of you are looking to relocate or live close enough to this area to consider this but I'll post it anyway. Maybe an investment property for one of you!!

A buddy of mine at work is selling his house in Frederick. He had this house built back when he was first married and lived there for little over three years. The only way that this is advantageous to both parties is if no realtor commission is paid out. He is willing to cut the price significantly because of this reason. The property will appraise between $460K- $475K and I will let it go for around $440K with no realtor involved. He is trying to avoid having to pay $30K in realtor commissions and transfer taxes. He is also willing to talk about paying for all of the closing costs if the sales price is right there will be plenty of room for that due to the value. That means you could potentially get in without putting any money into the deal and still have instant equity. The house is a must see, it looks practically brand new.

I live less then 5 minutes away from this place so i can get keys to show it to you if you are seriously interested. Below is the description he put together.

This gorgeous 4 bedroom 2.5 bath Colonial is located in a cul-de-sac in a neighborhood that is filled with kids. The Entrance starts with a two story foyer and 9 ft. ceilings through out the first floor. The first floor is also all hard wood except for the Family room which has a gas fire place and high end remote ceiling fan/light. It's REALLY close to the community college as well as a middle school and the elementry school. Malls and shopping centers are less then 5 min away!!! You pretty much could not ask for more!! Military base is close too if your still enlisted!!

UPDATE

The house has a rough in, unfinished basement. The basement has 4 windows and completed plumming for a bathroom.
